Bookings
You must be 18 years or over to make a booking

Bookings/Payment for all types of accommodation
All bookings may initially be made online, or by email, phone or fax but will only be confirmed on receipt of a non-refundable deposit of 20% of the total amount due. For self-catering if booking less than 8 weeks before arrival the full payment is due.

For Bed & Breakfast a 20% non-refundable deposit of the full amount payable is required. The balance is due before departure.

Deposits
All deposit payments are payable within 48 hrs of making the booking request. Payment can be made by Debit or Credit Card or sterling cheque payable to P Elliott. On receipt of your deposit/payment a confirmation will be sent to you either by email or post to confirm the details.

Cancellations Self-Catering
Cancellations must be made in writing and the deposit of 20% will be non-refundable. For self-catering cancellations less than 8 weeks before arrival the final payment is also non-returnable unless re-booking is successful. In such cases costs will be deducted from the return of any payments. We would, therefore, advise you to obtain insurance to cover the possibility of cancellation.

Cancellations Bed & Breakfast
The deposit is non-refundable. The cost for the first night booked is still payable if the booking is cancelled with less than 2 days notice of arrival.
If we cancel a confirmed booking either self-catering of B & B, our liability is limited to the return of all payments received.

Arrivals/Departures
To allow for the changeover of guests, the Stables cottage will normally be available from 4:00 pm on the day of arrival. We ask guests to vacate the cottage by 10:00 am on the day of departure.
We appreciate if guests keep as close as possible to these times and kindly let us know approximate arrival time in advance so that you can be welcomed in person and given the key.

Bed & breakfast arrival time is from 5:00pm –10:00pm and rooms must be vacated by 10:00am unless agreed in advance by the owners.

The Stables Cottage Bookings
Each booking should be in the name of one person who shall be responsible for the actions of all members of their party. The names of the party must be included on the booking form. THIS MUST NOT EXCEED 4 PERSONS.

Allergy Sufferers
Please note that although we cannot accept dogs as guests we have two dogs ourselves who live in the farmhouse.

Breakages/Deposit
We reserve the right to make any booking subject to a deposit against inventory and cleaning, refundable within one week after the holiday has ended less any damaged or missing items.

Damages
Guests are responsible for the property during periods of rental and are expected to take reasonable care of it. The rooms and all utensils and equipment should be left clean and tidy at the end of the hire period. An additional charge may be made if extra cleaning is required.
In the unfortunate event of a breakage or damage this should be reported as quickly as possible to the owner and paid for by the end of your stay with us.

Losses
We cannot accept any liability for any loss, damage or expenses of any kind sustained by a member of the party in connection with The Stables, whatever the cause might be, including negligence.

Sauna
The sauna is available to self-catering guests only. All guests must read carefully and fully comply with the health and safety instructions provided in the sauna before use. The owners accept no responsibility for injury sustained through the misuse of this facility.

Right of Entry
The owner shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

Complaints or Queries
If you have any problems please contact us immediately. Complaints not reported at the time cannot be entertained subsequently and it is regretted that no correspondence can be entered into in the case of complaints made after you have returned home, when it is impossible for them to be effectively investigated.
